Can my house be fully leveled or only stabilized?
Depends on age, finishes, and how long the settlement took. A house that dropped quickly (plumbing leak, recent fill failure) can usually be brought back close to original. A house that settled slowly over 30 years has redistributed all its loads, refit all its drywall, and reset its window frames at the new elevation. Lifting it can do more cosmetic damage than the original settlement. We give you a lift target that balances correction with risk.
How do you keep the lift even?
We use synchronized hydraulic jacks tied to a single pump manifold so each jack moves the same distance per stroke. We measure elevation at each jack point between every 1/4-inch lift and adjust to keep the structure flat-plane. Every lift gets a written log of incremental measurements.
Will it crack the drywall?
Some, almost always, somewhere. Lifting means moving the structure, and drywall is rigid. Plan on patching cracks at door/window corners, ceiling-to-wall joints, and any drywall repairs that were done after the original settlement. Tile and hardwood are bigger risks; we discuss them before the job starts.
How long until everything is back to normal?
Structural work and stabilization complete in 1 to 3 weeks for most homes. Cosmetic recovery (drywall patch, paint, trim) usually adds 1 to 2 weeks of finish trades after we are done. We can refer trim and paint, or you can use yours.
